Whilst it is critical that you present your home in all its beauty, it is important to remember not to overspend prior to sale. Most times, it is hard to recoup what you spend on your property in the final sale, so think twice before undertaking that $20,000 bathroom renovation.
Price your home realistically
Without the right research, deciding on the right price for your home can be complicated. Be realistic about the condition of your home and your location. Listen to the advice from your agent and try to avoid pricing the home based on how much profit you would like to make.
Put your emotions aside
Selling your home is an emotional experience and unsurprisingly, many people let these emotions get in the way when negotiating. It is important that you put your personal emotion and sentiment aside when dealing with potential buyers.
Don’t try and conceal problems with your home as more than likely they will be uncovered prior to sale. Come clean with the history of your home and make sure you take care of all repairs prior to putting the home on the market.
Make sure your home is ready to sell
Whilst you may be keen to put your home on the market as soon as possible, it is important that you get the best price possible. Prior to sale, make sure you do all that you can (without over capitalising), to make your home as presentable as possible.
